Staging Portfolio — 2025
A pair of normal Kalorama condos were merged to create an incredible architectural masterpiece. When trying to create drama and accentuate the beauty of this unit, agent @elanaboulosdmv came to me. After all, I'm known for being dramatic, I mean, creating drama... or, well, all of that is true.
This duplex has so much interest in the architecture, we had to add pieces that matched the feel of the unit itself. New pieces from @pierceandward@westelm and @andy_blank as well as our favorites from @eyeswoon @crateandbarrel and @article did just the trick.
This 2 bedroom unit is available now from Elana Boulos at Long & Foster.

This massive loft required BIG art. What better place than Big Wall Decor? I have it EVERYWHERE. I love the variety of their pieces and the versatility to swap the inserts in and out. For a stager, it makes storing the art so much easier. The artwork is top notch & stunning— as you can likely see!
Paired with a stunning sofa from CB2 and these gorgeous rugs from Arvin Olano's collection for Rugs USA and I couldn't go wrong.
I am having a love affair with these chairs from Four Hands. I have them in several fabrics and I love each of them. I finally bit the bullet and got them in leather and I must say... I am obsessed!

I love that my business has grown and I am doing massive homes now, but I think my heart is always going to be with the cute little condos I started with. It's just so much fun to pack a ton of style into a cute little box.

Someone asked the other day how many green sofas I own. I honestly couldn't tell you. That probably speaks more to the lackluster inventory system I currently employ but regardless, to say I love green sofas is an understatement. Clients love them too. I get the most comments on them and they are one of the most requested. Plus when you combine them with my second favorite thing in the world, black and white checkerboard... you have a winning combination.
This was indeed a winning combo. This house sold VERY fast and both the agent and the seller were very happy.

Contemporary homes with sleek glass and clean lines can sometimes come off a bit cold. They’re undeniably cool—don’t get me wrong—but they often need an injection of character to really feel inviting.
Enter my friend, orange. The moment I spotted that bold light fixture in the living room, I knew it was our cue to bring in some serious color. Using it as our jumping-off point, we layered the space with warm tones—rich oranges, soft caramels, and natural woods. Add in playful artwork and sculptural decor, and suddenly the home had a voice. And yes, the gorgeous lighting on photo day definitely helped it sing.

When I walked in and saw the amazing wallpaper and glorious pink walls... I had SO many ideas for this space. Luckily for me, when it's an Alison Scimeca listing, I get to do them all. I never have to worry about being too much with her. Only, too little. She and I have worked together for a large chunk of our adult lives in both real estate and other careers so we kind of get what each other is about. That's a great partnership.

One-bedrooms will always have a special place in my heart. 🩷 I used to tell agents, “I can’t do a house that big—I’m a condo stager!” Truth is, I didn’t have the inventory and I was a little scared. Big houses come with big price tags... and big pressure. 😅
I’ve staged some massive homes since then, but every time I get to do a cozy one-bedroom, it feels like coming home. 🏡✨ Excuse the cheesy pun!
This one was extra special—I got to stage for Lance Macon again. If you know, you know. 😉 He was the very first agent to ask me to stage, way back when I was still selling real estate.
It’s been 120mph ever since. 🚀
This one is brought to you by Lance Macon of Keller Williams Preferred Properties.

This modern Chevy Chase home gave me the perfect canvas to flex my creativity. The expansive windows let in incredible light and framed my favorite styling elements: warm earth tones, bold pops of color, and (yes) another green sofa. 😄
The real star for me? The scullery—butler’s pantries are a stylist’s dream. So many surfaces to play with and layer all sorts of beautiful, functional items.
I also had the chance to use some stunning new pieces:
✨ Loloi x Jeremiah Brent rugs — absolute showstoppers.
🪑 West Elm x Pierce & Ward chairs — sculptural, stylish, and now living their best life in the primary bedroom.
And get this: the primary closet was so spacious, I styled a sofa in it. Yes, a sofa in the closet. 😍
This beauty went under contract in just over a week — listed by the amazing Pam Wye and Claudia Donovan of Donovan, Wye, Mandle at Compass.

I’ll say it… this house is SEXY. 🔥
And it just so happens to be on my favorite street in all of DC.
Ever since my basement apartment days on French St, I’ve dreamed of owning a place on this one-block wonder in Shaw. If there was ever a home to make that dream come true… this is it.
It’s juuust a touch out of our budget 😅 — but someone is about to live in the most stunning modern home on one of DC’s most iconic historic streets.

I sold this condo to the seller many moons ago back when I was still doing real estate full time. So when she decided to list it, I knew it had to be a full-circle moment. I called my longtime friend + business partner, Alison Scimeca, to list it… and obviously, I got to stage it. 😉
But when I heard they were repainting and updating the space, I couldn’t help myself—I had to insert myself. And I’m so glad I did. When I can help shape the vision from the beginning, the final result isn’t just beautiful—it’s cohesive, intentional, and every room speaks to the next.
This is the kind of collaboration I live for. And the best part? I get to share it all with you.

Staging with personality is rarely a challenge for me… but this house? This house demanded it. 🖤
Owned by a prolific antique collector, with a history as old as the city itself, and represented by an agent who majored in art history, this project called for the big guns.
I pulled out all the stops:
✨ Some new treasures from the @pierceandward x @westelm collab (couldn’t resist)
🎨 Incredible artwork from @goodwooddc and @artstar
🪑 Vintage finds from the fall market at Luckett’s Farm
It all came together with layers, texture, and soul—just like the house. Can’t wait for you to see how it turned out.

When this team asked me to stage FOUR townhomes in Cleveland Park, I was excited… and honestly, a little terrified. That’s a lot of square footage. But they’re all right next to each other—how hard could it be?
What I didn’t fully factor in… was that they’re TOWNHOMES. Which means 12 flights of stairs. TWELVE. By the end of our 2-day install, we had to call in the “young guns” (aka my assistant’s 18 and 20 something year old daughters) because… well… young legs! 😅 Safe to say I did not feel bad about skipping leg day that week.
Design-wise, I wanted each home to feel cohesive with the others, but also let each one have its own color palette and personality. Same vibe, different story for each.
This was a fun one to do because it had not one, but two kids rooms. I love having fun with these kids spaces. Throughout this project I introduced a ton of new art from Big Wall Decor who I love. As a stager, having the ability to trade the inserts out is a game changer. I can have tons of options for huge artwork, without storing huge art.
These townhomes are listed by Casey Aboulafia and Meredith Margolis of The P&rtners at Compass.
