The DC Stager

Behind the Scenes: What Really Happens on Staging Day

People see the final photos and think staging day is glamorous — me dropping a perfect throw blanket into place like some sort of design superhero.

But let me tell you: staging day is cardio.
Cardio with a sprinkle of Tetris (sometimes Jenga💥) and a side of interior-design wizardry.

Here’s a peek behind the curtain:

It starts with the walkthrough

This is where I study the architecture, the flow, the light. I’m basically having a silent conversation with the house:
“What are you? What do you want to be? What’s your best angle? What is the main character here? What problems are we solving? Who is buying this house?”

Then comes the furniture puzzle

This is where I say things like:
“Can I fit a king bed in here and still open all the doors?”
“Will this sofa block that gorgeous view?”
“Does the dining table need to be round? Rectangle? How big can we go?”

“Where do I add drama? Where am I letting the house shine?”

Every piece matters. Every inch matters.

The creative moments

This is where staging gets fun.
Choosing the art. (This is always the hardest part for me. I need it to be perfect)
Layering pillows.
Finding that perfect balance between edited and expressive.

The photoshoot payoff

When everything comes together and the space finally feels like the home it’s meant to be — that’s the magic.
That’s when buyers fall in love.
That’s when agents text me:
“It looks INCREDIBLE. We are already under contract.”

Staging day may be chaotic, sweaty, and full of bubble wrap…
But the transformation makes it worth it every single time.
