I love a trend as much as the next design-obsessed human, but not all trends belong in a home that’s about to hit the market. (Looking at you, awkward-shaped boucle chairs that no one can actually sit in.)
But every year, there are a few trends that genuinely elevate spaces, especially here in the DC market.
Here are the ones I’m embracing — and the ones buyers are responding to.
1. Warm Minimalism
DC buyers love clean, uncluttered spaces… but they still want warmth. Think: layered textures, warm woods, cream + caramel tones, softer silhouettes. It feels polished but still livable. It can be neutral but it has to be interesting.
2. Statement Lighting
I will die on this hill: lighting is the most underrated tool in staging.
A great lamp instantly elevates a space — especially in older DC rowhomes and condos that need a modern moment. Treat it as art. Treat it as sculpture. Make lamps serve double duty.
3. Fun, cool, collected
Gone are the days of “all gray everything.” Buyers want personality. Pieces that feel curated, intentional, and a little unexpected. They want to walk in and be able to say “If I lived here, I could live like this.”
4. Earthy greens & moody blues
These tones are dominating in buyer psychology. They read as expensive. They photograph beautifully. And they make a space feel grounded.
5. Playful bedrooms
Buyers love when bedrooms have a “moment.”
Statement headboards. Fun bedding. Moody rooms.
Twin beds + fun bedding + a theme? Yes.
A guest room that looks like a boutique Airbnb? Even better.
