Co-ops have a reputation for being stodgy and old-fashioned. Many of DC's "Best Addresses" are co-ops because they have cache, and many were converted from luxury rental apartment buildings to cooperatives that could be purchased. I won't bore you with specifics of why they are different or what that means to a home buyer, but they aren't that much different from condos. Just ask your realtor. Most co-ops have wide hallways, marble-adorned common areas, and lots of rules. There's a reason for the rules and the cache, but as typical, I had to add a little dash of funk to break up the perceived stuffiness. Rules were meant to be broken. In interior design school, they used to say, "You have to know the rules to break them." That's what I did here. I added a firey terracotta sofa and funky art to a co-op in Cleveland Park. The buyer knows what these buildings are all about, but I wanted them to see what they could be. I imagine this is for a first-time homebuyer who'll be young and hip. I want them to be able to walk in and see that it doesn't have to be antiques and lace to live in a building with a history of its own.
