This adorable 2 bedroom in the Fedora was an excellent apartment, but it needed a little MFC to make it shine! Overlooking the park, featuring large windows and dark wood floors, this home was calling for an organic color palette. Once again, I called upon Colin King and his collection at West Elm to help with this cause. Once again, that floor lamp from CB2 steals the show and adds a moody punch to the room coupled with all the earthy tones and other black accents.

This was another staging project for Katherine and Pfashema over at RLAH. This stunning condo in downtown Silver Spring had some fantastic updates by K+P and needed the staging to match the incredible finishes. The one thing neither of us can take credit for was these unique massive windows that help showcase our great work! If you can't tell, I am really into checkerboard and burnt orange right now. You'll see it in this and a lot of my recent projects. I love it.

I have been so excited to share this one with you all. This was by far my most ambitious project to date. 6,000 sf, 7 bedrooms, and multiple living spaces. I staged the main two floors, the living, family, kitchen, and dining room, and the second level, which had 3 bedrooms, including the primary. As you can see, the scale was massive and not anything I have done before. Luckily, the fantastic agents agreed to stage the upper level and basement with some help from me in styling and furniture layouts. What we created together is gorgeous. Taking on a project of this size was scary, especially with agents I have never worked with before, but what we created worked so harmoniously together I cannot wait to do more projects with them. In fact, stay tuned as we already had another project I staged of theirs.

This project features many new inventory pieces, including the stunning sofa from CB2 in the family room and the "La Traversee" credenza in the living room from CB2. The credenza is from their Black In Design Collective. This absolutely stunning piece is one of my new favorites. The story behind it is as striking as the piece itself. The console table by designer Jean-marc Bullet is a shining star in this project.

When presented with a studio full of white furniture and asked to prepare it for the market, my answer was to add lots of color. This was a partial staging, and all the furniture was WHITE. I got the opportunity to meet the Seller, and she said, "I can't commit to any particular color, so I just kept it all white." I responded, "You don't have to commit to one color; just commit to all of them!" I think this may be my new life motto!

This project was a unique challenge because it was a partial staging. Additionally, the sellers were going to live there. The Murphy Bed and the dresser were part of the sellers' existing items. I had to ensure the sellers were comfortable, but the place looked good enough to attract today's buyers.

This one is a super lovely Chevy Chase home I did for my long time friends Pamela Wye and Claudia Donovan. They just needed the first floor and primary bedroom of this home staged and they called on me to make this adorable home, that does need a little love and imagination, sing a little louder for today's buyer.

They said, "it wasn't in the budget to take down the wallpaper, I am sorry..." I said, not a problem... I can make it work. I think I made it work, and made it cohesive.

Also, peep that adorable kids room. For someone who doesn't like kids, I sure love doing kids rooms! Must be my love of color!

This house had history and a story to tell. To me, that story was one built on rich color and fun. Inspired by the cobalt blue kitchen, I leaned into the colorful and playful spirit. I got to use some fantastic new pillows and pottery from West Elm as well as some cool new decor from H&M Home's new line of home furnishings. Throw in some new art from Jacob Lund and I'd say this was a success!

The best-laid plans of mice and men and all that, right? I had not intended to use this dining room table at first. It was left by the seller. We were told that if we could get it out of the home, we could keep it, but they weren't able to. My movers tried, and short of destroying it, we couldn't figure out how to remove the glass top to get it out of the door. So, we pivot. I think the result turned out splendidly! Getting that table out is a problem for another day!

I drive by this row of incredible Berla & Abel mid-century modern homes multiple times daily. They are located on Arkansas Ave NW, between my Columbia Heights home and my Petworth storage unit. I have always admired the excellent MCM design of them. So when I finally got to get inside one and stage it for the market, I was thrilled. I was even more thrilled when I saw how beautifully it had been updated.

This is a HOUSE. This stately home was a challenge in numerous ways... not least of which was the two-story bookshelves I risked life and limb to stage. Clocking in at over 4800sf, this was the most expansive home I have staged. The agent didn't even have me do the entire thing, but the three living rooms, primary bedroom, stairwell landing, kitchen, and outdoor space were plenty to keep me busy. The sunroom was a fun challenge as I haven't done one of those yet. I also got to use lots of new items throughout the house, including on the stair landing, which I got to make into a fun kid’s room.

I just refreshed my inventory so I got to bust out lots of great new great stuff including some new artwork from CB2, Andy Blank, and Society6, and the star of the show, Head West Prints (Howdy over the sofa). I was also able to feature some new decor items that I got from Bellari Home and some great pillows from Post House Design. I also used a couple new rugs I got from Arvin Olano's collection through Rugs USA that are AMAZING. The other highlight of this project were the amazing snake lamps from CB2 in the living room that arrived early and just in time to put into this project.

My shopping addiction is finally paying off!

This fantastic home was literally the last thing I did before I left for vacation last Friday. I was ending a marathon week where I did 6 stagings in 4 days! Holy Cow!

As a result of being so busy, I ran out of King sized beds! You know that wasn't going to stop me. I watch a lot of Reels on here from other stagers and I saw one from a stager in the midwest, Rough Diamond Staging that exclusively uses folding tables to create her beds. I've always thought it was cool but not really my thing. I figured I'd mess it up somehow and it'd look like a fluffy table. But in a pinch, I gave it a shot... and it worked! I think it looks amazing. If I hadn't told you, I bet you'd never guess it would you?

I had the privilege of doing these model units in a condo building for Mansour and his team at TTR Sotheby's. This building gets a ton of light, and combined with the soaring ceilings, it was the perfect backdrop for this burnt orange and sage green color story I love so much. Mansour said, "I want the units to look different. I want to be able to tell them apart in photos." So I took that as my cue and made them look very different but with nods to one another.

This boho-themed setup is so popular I haven't had a chance to put it back in my inventory. If it isn't broken, don't fix it! Every time this goes into a home, it comes out quickly. The quirky details and fun colors are a big hit with agents and buyers alike. This home in Petworth, across from Timber Pizza and all the great eateries, was a perfect place for it. This condo building even has one of the great hand statues I've seen around Columbia Heights in its front yard, so I knew whoever bought this would be someone who appreciates art and quirk.

When collaborating with Alison at The RARE, I always want to ensure it has a bit of funk, a touch of rock and roll, and a ton of style. ✅✅✅

The Seller trusted us to do some smart renovations to make her home sell. Not only sell, but sell quickly and for top dollar. In addition to staging and styling the home, I was tasked with selecting the home's new paint color, as well as all new light fixtures, the bathroom vanity, and medicine cabinet.

These small updates made it SHINE.

Special shout out to my very talented friend Adam who found that fantastic art in the living room that I put with the credenza. He posted about it when designing his mother's bathroom and was gracious enough to tell me where he found it! It was Home Goods, in case you’re curious. Love having friends with a great design eye that I can get inspiration from! Luckily I had already ordered it when the call came to do this job, and I had it for these great units.

I also got to try out Big Wall Decor in the office and love the concept. It's like Ruggable for art. You have a frame/base and can swap out the art cloth, depending on the room. It's super cool and much more practical for staging because I won't have to store tons of actual art pieces.

I’m not sure if it’s this rainy weather, the gallons of Dirty Iced Chai Tea Lattes I’ve been drinking, or Taylor Swift’s folklore and evermore on repeat while I work, but I was allllll about the Fall palette in this one.

Or, it could be that I am tapped out of inventory in my storage. I have so many jobs out currently, that I had to source more materials when Jay Barry called me last week and asked me to do this unit. He’s quickly become one of my best clients and I couldn’t say no!

I had the base elements and furniture, but didn’t have enough decor and artwork to make a cohesive look. So I ran over to Target and was so excited to see all this great Fall decor. I mixed it in with my existing items and it created a beautiful autumnal theme for this two bedroom. I am not sponsored by Target, yet. Just kidding. No really, Target come at me with that sponsorship please.

The top floor unit has great light and generous rooms so staging it was a breeze. The walk up, not so much, but we made it work. One of my favorite parts of the design actually came from west elm with another great piece designed by Mara Hoffman It really draws the eye to the fireplace and gives a ton of interest to the space.

This was a partial staging where I helped decide what of the seller's things stayed and went. Of course, I went overboard and ended up leaving only a few big pieces in the house, thus making more work for me. Oye.

However, the result is pretty stunning. I’ve always loved these condos on one of my favorite stretches of Q St NW in Shaw. They have these enormous storefront windows, and I’ve always dreamt of what I’d do with them if I got to style them. So here’s what I did. I mixed a quartz top table I got at GoodWood mixed it with the owner's Persian style wool rug, added a gorgeous yet affordable bench I got at Amazon, and added these two Eames style “bucket” chairs in white (I also own them in orange), and then layered in two dining chairs from CB2 in brass. Styled with a simple magnolia branch to give a nod to the owner's North Carolina roots, seated inside a ceramic vase from west elm designed by Mara Hoffman

I’m giddy over how it came out and how it looks in the space paired with the owner's antique Secretary desk/hutch.

I hemmed and hawed about getting this 🥑 green sofa, but man, I’m glad I did. It paired beautifully with the pillows from Justina Blakeney, The Jungalow, and CB2. Add in some incredibly fun prints from Society6 and artwork from Scott Rohlfs and Middle of Nowhere Melbourne and this home is funky, fun, and exciting AF. Had a lot of fun doing it and am so glad I took the chances I did.

This one was a special challenge. It was HUGE, and due to the price point and target market of this home, my typical vibe wasn’t going to fit this colonial in AU Park. So, I did the unthinkable… I rented furniture. I didn’t want massive (generic) furniture in my inventory. I learned a few tricks from the furniture rental company I will use in the future, so that was a good learning experience. This one is a bit more… neutral than I typically go for. I think I still made it look stunning with fun art and accessories, just in a more muted palette. Don’t worry; the other one I’ll be posting this week is back with the funk and maybe the funkiest one yet, so stay tuned!

I got to do another kid's bedroom, used another great piece by Crate & Kids, and I even bought a teepee to do a kid's playroom in the attic bedroom! Love it!!

This beautiful little gem featured an amazing bay window that I got to play with. I styled an AWESOME table scape lifted straight from Magnolia Network designer Brian Patrick Flynn If you haven't seen his show, "Mind For Design" you should watch it for lots of design porn. I saw this idea in the opening credits and immediately went out and sourced the candlesticks I loved the idea so much. I've held onto them for a while and was looking for the perfect setting to use them. When I saw the way the light poured in from various angles onto this area, I knew it would look awesome here.

The agent made the decision with some help from me to replace these strange ceiling-mounted spotlights on either side of the bed with these adorable pendants and I think it became a showstopper paired with the bright and vivid pillows for a very happy bedroom. I collaborate often with agents and homeowners to help make decisions to help sell a home and make a beautifully designed space. From a simple color selection to helping decide finishes, I can assist with every step along the way.

This incredible townhouse gave me so much to work with including tons of natural light, an incredible kitchen, and fun architectural details like the shiplap in many of the common areas.

This was my biggest staging job to date at 2600 sq ft, including 3 bedrooms, 3.5 bathrooms, an office, den, and outdoor space. This gave me lots of opportunities for creativity. I even got to style my first kids room - I really want to put that Tucan from Crate & Kids in my own home! It's so cute!

Charm with huge windows is the best palette for staging. Got to utilize some super fun new pieces like the ostrich lamp which is an instant conversation starter.

How fun is this condo?! I had a great time using this interesting electric fireplace as inspiration for this... ethereal? muted? dare I say, Southwest-inspired palette and theme? I saw that wood cladding and instantly knew I wanted to go super organic with it. Lots of browns, greens, blues, and tans to make the bold designs already present more purposeful looking. This condo is very spacious and I hoped to highlight that with the staging.

I think it was a success and I even got to incorporate some amazing new accessories I got from West Elm, Alice Lane Home, and the most fun DC-based artist Naked Decor! Those adorable ceramic horseheads in the dining area are his work. He has lots of fun home decor items over at his shop so check him out and stay tuned as we continue to feature more items from him in future staging jobs.

When you find your light, you go with it, and you better make sure you draw attention to it! 🌞 Staging is all about styling the home for the camera. 📸 With so many of us used to online shopping, (and dating) most buyers will not even look at a home in person if they do not like the photos. That is why high-quality, well-styled photos are so important to driving traffic to your listing. 🏠

This was a super quaint one bedroom I was asked to stage for sale. We started by painting the entire home in Benjamin Moore Paper White and the trim and ceilings, Benjamin Moore Super White. This, in addition to the existing exposed brick and lovely bamboo floors, gave us a fantastic canvas to add to with great furnishings to appeal to a chic, discerning buyer who wanted to live in the heart of a bustling city and get the home sold quickly.

This was a top to bottom staging project. The unit itself was fine, but I had a couple challenges to work with. I had to work within the previous aesthetic choices and this was 100% decorating. I wanted to highlight all the amazing nooks in the main space and was able to do so with lighting and made sure to keep the main space light and bright with fun colors and interesting design. The bedroom had a very specific pattern to the existing carpet that drove many of the design choices made in that room. In the end, it was a light bright home that showcased the amazing features of the great home.

An empty condo is an invitation to buyers to make low offers or no offers at all! Staging helps a buyer envision themselves in your space and is proven to sell homes faster, and for more money.

The light that poured into this townhouse-style condo was amazing. I wanted to capitalize on it and showcase that. The Sellers had painted a couple walls black which were a fun challenge to work with but we injected lots of color in the powder room and some moody blues and lots of whites and grays in the primary bedroom to make them not seem severe. This was the largest staging job we'd done to date and had a very tight turnaround coupled with lots of delayed deliveries. I am especially proud of how this one came out given the circumstance - gorgeous and on time!

Inspired by the mid-century origins of this iconic building, I utilized bright and happy colors as well as motifs reminiscent of the era to highlight the unique features of this property. It was a super fun mid-century modern building in Southwest DC, so we took that inspiration and ran with it in the decor. It came out BEAUTIFULLY. We utilized lots of color and fun DC details to make it fun and highlight the geometric shapes in the architecture of the building. A fresh coat of paint and this home was ready for a new buyer!
